We aim to make sure our housing is in good repair and that we carry out repairs that we are responsible for promptly and to a high standard. We expect you to take reasonable care of your home and there are a number of repairs which you are responsible for.
What Trident is responsible for?
- Repairs to the structure and outside of your home.
- The Communal (i.e. shared) areas.
- Fixtures and fittings that we have provided.
This includes:
- Drains and Gutters
- The roof.
- Outside walls, doors and windows (including external painting).
- Inside walls, floors and ceilings, doors and door frames, door hinges and skirting boards (but not including internal painting).
- Basins, sinks, baths or showers (when fitted by Trident), toilets, water supply and waste pipes.
- Electric wiring including plug sockets, switches and light fittings. (If you change a light fitting, Trident will not be responsible for repairing or renewing it).
- Water heaters, fitted fires and central heating installations.
- Gas pipes and appliances provided by Trident and their annual service by an approved contractor.
- Pathways and steps.
- Garages and stores.
- Boundary walls and fences.
- Communal systems (such as door entry, fire alarms, TV aerials).
- Making good damage caused by break-ins or malicious damage and renewing locks following theft of keys providing a crime reference number is provided (lost property or incident numbers are not adequate)
What you are responsible for?
The inside of your home.
This includes:
- Internal decorating including minor cracks and repairs to plasterwork.
- Repairing or replacing electric plugs, fuses, light bulbs, fluorescent tubes (including starters) and renewing batteries in smoke alarms or door bells.
- Repairing or renewing toilet seats and plugs and chains.
- Bleeding radiators to remove air.
- Maintaining your own fittings and appliances (including any fitting costs).
- Maintaining and replacing any TV aerial (unless we provide a communal one).
- Putting up curtain rails, adapting doors to accommodate carpets, fitting draught excluders.
- Providing and replacing dustbins (unless there is a communal bin or one is provided by the council).
- Fitting extra locks, catches or other safety devices, cutting additional keys.
- Replacing lost keys (including paying a locksmith if you lock yourself out).
- Re-lighting the pilot light on central heating systems.
- Renewing internal door handles.
- Maintaining your garden and cleaning out gutters (houses).
- Any damage caused by you or anyone you have invited to your home – this includes neglect or misuse of the property or any fixtures provided by Trident
