You have the right to make improvements to your home but before you do this you must have our permission.
If you want to make improvements please ask us to send you a form to complete. Permission will generally only be refused if it is likely to make your home, or your neighbours homes unsafe. Improvements are all alterations in, or additions to your home.
This includes:
- Fitting additional door locks (please note that we will not be responsible for any damage caused to your locks if we have to force access in an emergency).
- Altering any electrical fittings ( e.g. power points, switches, light fittings).
- Altering any plumbing (e.g. taps, showers, fitting washing machines).
- Altering any heating (e.g. radiators, fires, boilers, heaters).
- Changing doors.
- Installing a satellite dish or external aerial.
- Renewing a bathroom suite.
- Alterations to the structure of your home (including fences and walls).
- Extending your home.
- Carrying out external decoration.
The work must be carried out at your cost and we may impose conditions such as:
- A specialist reputable contractor must be used.
- The work must be of a reasonable standard.
- You must get any other approval you need for the work (for example planning permission or building regulations approval).
You will be asked to tell us when you have completed the works.
We have the right to inspect the works when they have been completed and we will contact you to arrange an appointment if we decide to inspect.
We will not be responsible for repairing or maintaining anything that you have fitted yourself.
When we give permission for an improvement we will tell you whether you will be expected to put your home back to its original state when you move out.
If we tell you to do this then you would have put back the original fittings and fixtures or fit exact replacements. If we do not tell you to do this then you must leave the new fittings when you move out.
You will also be expected to make good any damage to the decorations (plaster etc) when you remove any items you have fitted (for example screw holes for shelving).
For some works that add significant value to your home, compensation may be payable if you move out leaving the new fittings, before you have gained the full benefit from your investment. If you feel you qualify you should contact us as soon as you decide to leave.
Our Plans for Improving Your Homes
Our annual planned programme is produced from a stock condition survey we carried out which gave us a picture of the conditions of properties.
Once programmes are agreed will will publish these on this website. If your home is not listed, don’t worry – we are planning ahead and your work will be planned in future years. If anything urgent crops up we will deal with this as and when it occurs.
When works are due to your home or scheme, we will let you know in good time and keep you informed of any changes as they arise
