Planned Works

Our annual planned programme is produced from a stock condition survey we carried out which gave us a picture of the conditions of properties.

Once programmes are agreed will will publish these on this website.  If your home is not listed,  don’t worry – we are planning ahead and your work will be planned in future years. If anything urgent crops up we will deal with this as and when it occurs.

When works are due to your home or scheme, we will let you know in good time and keep you informed of any changes as they arise.

Cyclical Works

This is when work is carried out periodically to prolong the life of the building component and avoid either expensive repairs or complete breakdown. The following would be classed as Cyclical Repairs:

  • Gas servicing (annually)
  • External painting (every five years)
  • Painting to communal entrances and landings on our low rise flatted accommodation (every 5 years)

Gas Servicing

If your gas appliances are not regularly serviced and checked for safety, you may be at risk of carbon monoxide poisoning.

We have a legal responsibility to carry out a gas safety check at your home every year.  Under the terms of your tenancy agreement, you must allow us access to your home to do this.

What we check

We check all gas appliances which we have installed to make sure they are safe.  We will also service them to make sure that they work correctly and efficiently.  We will give you a gas safety certificate once the check is satisfactorily completed.

If you have gas appliances of your own (such as fires and cookers), then it is your responsibility to make sure that they are safe.

Who carries out the checks?

Gas checks and servicing are carried out by our appointed contractor who is a GAS SAFE registered gas service engineer.

Arranging your gas check

We will write to you once a year with an appointment time and date.  If you cannot make the appointment, or someone else cannot be at your home on your behalf, we ask you to contact us within 5 working days to arrange another appointment.  We will always try and agree an appointment that is convenient for you.

If you don’t allow us access to your home

If you do not give us access to your home to carry out a gas check, we can take legal action against you.  If you repeatedly fail to allow us access to your home to carry out the gas check, we can take you to court.  If this happens we will charge you for the cost of the legal case.

What you should do if you smell gas or fumes

  • Put out any naked flames.
  • Do not turn switches on or off.
  • Turn off the gas supply at the meter.
  • Open windows or doors to ventilate your home.
  • Call the gas emergency service on 0800 111 999.
  • Inform Trident of the problem as soon as possible.
