Selling your home

SELLING

As a leaseholder you do not require Trident’s permission to sell your property. However, you must inform us, or ask your solicitor to do so on your behalf. If you are a Leaseholder you can sell your property on the open market, if your purchased through the Right to Buy or Right to Acquire and are selling within five years of purchase you may have to pay back some of the discount you received, please speak to the housing options team if you wish to discuss this.

If you are a shared owner you are required by the terms of your Lease to give Trident first refusal on buying your property. This is usually a simple formality and permission is given for you to sell your property on the open market. You can only sell the share you own and the purchaser has to meet the shared ownership criteria. Please click here for the leaflet on shared ownership.

It is Tridents responsibility to answer any questions raised by the buyer’s / seller’s solicitors. We will advise the buyer’s / seller’s solicitor of any amounts that are currently owed to Trident, any proposed major works and works that have been carried out but not yet debited to the Leasehold Accounts. It is normally the buyer’s solicitor that requests from the seller’s solicitor confirmation of any money outstanding before the sale is completed. Any arrears on the service charge account must be cleared before completion of the sale. We will also provide breakdown of the service charges and the audited accounts.
